Why Buy-All solar

How the Buy-All program works for landlords.

Connecticut's RRES Buy-All tariff lets you sell 100% of your solar production to Eversource at a locked-in rate — no tenant involvement required.

Sell every kWh you produce

All electricity your solar panels generate goes directly to the grid. Eversource pays you for every kilowatt-hour — bill credit or quarterly cash payout.

$0.3289/kWh locked for 20 years

The 2026 Buy-All rate is locked in for 20 years once enrolled. Predictable income regardless of future utility rate changes.

Zero tenant disruption

Tenants keep their own Eversource accounts. Nothing changes for them — no new meters, no billing changes, no lease modifications.

Increase property value by 4.1%

Solar-equipped rentals sell faster and at higher prices. Connecticut's 100% property tax exemption means your taxes don't go up either.

Revenue during vacancies

Even when your rental sits empty between tenants, your solar panels keep producing and selling power to the grid. Income doesn't stop.

Zero maintenance hassle

With a prepaid lease, SunPol owns and maintains the equipment for the full term. You earn income without lifting a finger.

FAQ

Buy-All solar for rentals — common questions.

What is the Buy-All tariff and how does it work?

Under Connecticut's RRES Buy-All tariff, 100% of the electricity your solar panels produce is exported to the Eversource grid. You get paid for every kWh at a fixed rate — currently $0.3289/kWh for 2026 enrollments — locked in for 20 years. You can receive payment as bill credits or quarterly cash payouts.

Why is Buy-All ideal for rental properties?

Buy-All is perfect for rentals because tenants aren't involved at all. They keep their own Eversource accounts and pay their own bills as usual. The solar production goes straight to the grid under your name — no tenant billing changes, no lease modifications, and you earn income even during vacancies.

How much income can I earn with Buy-All solar?

Income depends on your system size and roof exposure. At the 2026 Buy-All rate of $0.3289/kWh, a typical 8kW system producing around 9,600 kWh per year could generate approximately $3,100+ annually in credits or payments — locked in for 20 years. Get a free quote for your specific property.

Do tenants need to do anything or sign anything?

No. With Buy-All, tenants are completely uninvolved. Their electric service, billing, and accounts stay exactly the same. The solar system uses separate metering — two unidirectional meters instead of one bidirectional meter — so production and consumption are measured independently.

What happens to Buy-All income if I sell the property?

The Buy-All tariff and its locked-in rate transfer with the property — making your rental more valuable to buyers. Prepaid leases are transferable, and cash-purchased systems transfer at closing. A solar rental with guaranteed grid income is a strong selling point.

Can I choose bill credits or cash payouts?

Yes. Eversource lets Buy-All participants choose between on-bill credits (applied to offset your electricity charges) or quarterly cash payouts. Most rental property owners prefer cash payouts since the solar system isn't offsetting their own usage — it's pure income.
